Zombies, Stormtroopers and Minions unite! Halloween in Austin is always a big day for kiddos and the young at heart.  This year it is going to be huge.  Not only is Halloween on a Saturday, but Comic Con in Austin will also be taking place as well.  Drivers need to be extra careful of bands of pedestrians like a zombie horde in The Walking Dead.

Trick-or-Treating in Austin

If you watch The Walking Dead, a band of survivors are currently living in the Alexandria Safe Zone, which is an ideal representation of a community for trick-or-treating.  The homes are situated on a low-traffic street and set within close proximity to one another, not unlike Austin neighborhoods such as Circle C, Legend Oaks, Cherry Creek, Barton Hills, Crestview, Tarrytown and Plum Creek in Kyle.  Halloween is all about time management.  Kids look for the most houses they can visit in the least amount of time.

Austin Events

In addition to candy collecting, night owls will be enjoying an evening parade in East Austin and the annual Zombie Ball downtown.

If you are: a pedestrian — stay safe, a driver — stay alert or home living in a zombie prone community — have candy.

Austin Real Estate Spotlights

I have selected random subdivisions in Austin Texas real estate market areas and listed current data on active listings. The data is subdivision specific, so there may be additional homes available for purchase in the neighborhood.  Average Days on Market below 90 days are considered Seller’s markets, because homes are moving quickly.  Austin neighborhoods with homes on the market between 3 and 6 months are considered neutral.

Tarrytown Austin 78703

Tarry Town is located in Central Austin.  Tarry Town is an ideal neighborhood for people who seek a convenient location to central attractions like the downtown area and Zilker Park.  Tarry Town also offers local access to Lake Austin, popular eateries along Lake Austin and a local golf course.

Tarry Town, Tarrytown and Tarrytown Oaks Location

There are 3 subdivisions that area commonly referred to as Tarry Town, simply because they neighbor one another and are located in the same area.  All Tarry Town subdivisions are located just north of Enfield Road, West of the MoPac Expressway and East of Lake Austin.  Tarrytown, Tarrytown and Tarrytown Oaks are all located within the 78703 zip code.

The variety of home styles is part of the appeal in this neighborhood.  Tarry Town doesn’t have a cookie cutter feeling, like some neighborhoods have. Homes for Sale in Tarry Town, Tarrytown and Tarry Town Oaks can be viewed on my Tarrytown page.

Austin Market Spotlights

I have selected some random subdivisions, zip codes in Austin and cities surrounding it, to provide some current real estate market data.  If there is an area or neighborhood you would like spotlighted -please let me know.

Overall, the Austin market is strong.  Areas averaging 3 months or less are considered to be seller’s markets.  Four to six months are considered neutral markets.  Six months or more time on the market is considered to be buyer’s markets.  The exceptions to this are:   luxury properties over $800,000, because there are less buyers and new construction where the projects are actively marketed before or during building.

Austin Neighborhood Market Spotlights

How healthy is the Austin Real Estate market?  From the looks of the data below, I would say very healthy.  Inventory is low, average days homes have been actively on the market is 3 months or less.  I have selected some random neighborhoods in Austin below and listed some current real estate market data.

Understand this data is specific to single family houses.  Some of these areas certainly have duplexes, triplexes, and of course, condominiums.  I like to separate condominium and investor markets, because they are different and should be explored on their own.

Money Doesn’t Buy Everything

I previewed a $3.5 million dollar home on Friday, in Tarrytown. I have several clients looking in Tarrytown, of which, this particular house turned out not to be a match for any of them. Not all of them are necessary looking in that price point, but I have clients who tell me all of time, if they could afford more; they would find the right house. More often than not, that is very far from the truth.

Even when I custom built a home, it still didn’t turn out to be perfect, for me. I always look at homes through my clients’ eyes. Even at $3.5 million, I walked around that home thinking, that’s not Shellie’s kitchen and that’s not the Smith’s family pool. Even at $3.5 million I couldn’t say that house was a good fit for any my clients. Now, don’t get me wrong. It was a great house, with an amazing view of the lake. Homes need to be functional in different ways, for different people. It just wasn’t going to work with my clients’ lifestyles.

Having more money to spend on a house isn’t going to necessarily buy you a home that’s a perfect fit. You can find a house at any price point that is a perfect fit for you. Money doesn’t buy ‘perfect’, because perfection really doesn’t have a price.

I support local Austin; after all I think it’s only neighborly.
