Austin Homes for Sale with Garages

10424 Beard AveWhen I have an initial consultation with new buyers moving to Austin, one of the questions I ask is whether or not they need a garage.  The answer is often “of course, I need a garage – why would a house not have a garage?”   Understanding there are areas of the country where everyone has one,  I explain that, in Austin, garages can be somewhat of a luxury item depending on where in this fair city one wishes to live.  There are many homes that have garages, but some areas in Austin began development in the early 1900’s and simply don’t.  Houses found in neighborhoods like Travis Heights and Hyde Park for example, have the charm and warmth of yesteryear, and often don’t have garages.

Within the City of Austin roughly 15% of houses that are actively on the market, do not have garages.  With condos, about 38% of the active real estate market in Austin to do not have garages.  Overall that percentage may seem rather low, but in certain subdivisions the percentage is much higher.  In the last 90 days in the Travis Heights subdivision, 7 out of 18 houses for sale did not have a garage.  Remember not garages are created equal either.  I’ve seen many that are ready to fall over.

Moving to Austin

It’s very hard for people to live without a garage when they have always had one.  With roughly 25,000 people moving to Austin in the next year from all over the country, it is important to understand what new Austin buyers are expecting and need so the criteria can be set rather than an assumed.  As I have stated, not all garages are created equal, but I can search for houses and even condos that have a garage.  With some flexibility, finding a garage in Austin does not need to be a needle in a haystack.  Just don’t ask for a basement – because that, on the other hand, is a very small needle.

Austin 78704 Condos

I have been showing many condos lately in and around Austin’s popular 78704 zip code.  78704 condos offer the benefit of living 2 miles or less from downtown Austin, without paying downtown real estate market price tag.  Home of the SoCo, SoLa, and SoFi districts, 78704 provides a variety of unique urban conveniences filled with boutiques, restaurants and entertainment venues.  Outdoor lovers enjoy Austin’s largest playground Zilker Park right in their backyard, along with additional parks that provide plenty of hiking, biking and other recreational opportunities.

Austin’s 78704 Condominiums come in a variety of price points which suit the needs of people who seek the convenience of an urban lifestyle.  Commuters find access to I-35, Mopac and Ben White very easy.  St. Edwards University is also in 78704, so students and parents often find it more cost effective to buy a little condo than live on campus.  78704 Condos come in all sizes, in as little as about 400 square feet.  The smaller condos often make for an affordable apartment alternative. 

One thing to be mindful of with condos is that they need to be FHA approved in order to be an option for buyers seeking an FHA loan.  FHA tends to only grant loans to condos and houses in good condition that meet certain building guidelines.  FHA loans are popular because they require less money down than a conventional loan, so they are often the only option for buyers with little to put down.  Non FHA approved condos can be an advantage for buyers who have enough funds to go the conventional loan route.   There is less of a buyer pool when a house and more often a condo is not FHA approved, because not all buyers can qualify.

Hot Rods Hit SoCo

Last weekend, South Congress Avenue was once again transported back in time for the 10th Annual Lonestar Round Up.  The event brings visitors from all over world, and hot rods, classic and custom cars from all over the country.

The SoCo area in Austin, already exuding a 50’s vibe, becomes a hot spot as car enthusiasts line the streets to view the cars and take in some live music.

SoCo Real Estate Market

Let’s take a look around the SoCo area of South Congress, which will include the Travis Heights and Bouldin areas.

The picture shows a ½ mile radius setting Doc’s Bar & Grill and Jo’s in the middle.  There are currently 14 homes for sale.  Available houses for purchase in this area range in age from 90 years to newly built.  List prices range from a $299,000 for a tear down/needs TLC, to $717,500 for new construction.  Average time on the market, is currently 77 days.

Overall, the Austin market is strong.  Areas averaging 3 months or less are considered to be seller’s markets.  Four to six months are considered neutral markets.  Six months or more time on the market is considered to be buyer’s markets.  The exceptions to this are:   luxury properties over $800,000, because there are less buyers and new construction where the projects are actively marketed before or during building.

78704 Property Tour

Last week I went on a tour of homes in zip code 78704.  The tour covered Travis Heights to Barton Hills.  I saw some pretty interesting properties including a 1904 farmhouse which was moved here from Trall, Texas.  If you like older homes, it was absolutely amazing from the beaded trim on the doors, to the soaring ceilings.  It is truly something special.  Here is the link, along with some of the other properties I viewed. 78704 homes The pictures do not do the farmhouse justice.
