While closed sales in the MSA were down  3.8% year-over-year to 3,021 sales, inventory was up 17.4%, equating to 5.0 months of available homes. Despite modest declines in sales and prices, the Austin real estate market showed signs of resilience as pending sales climbed 16.1% to 4,515—the strongest month of the year so far.
