In April, the median home price across the Austin-Round Rock-San Marcos MSA dropped less than 3.2% year-over-year to $450,000, according to the latest Central Texas Housing Report released by Unlock MLS. While closed sales in the MSA dipped 13.8% year-over-year to 2,484 sales, rising inventory, up 1.8 months to 5.6 months of inventory, mirrors national trends of declining home sales amid higher mortgage rates and wavering consumer confidence.

Let’s break down these City of Austin real estate stats for April 2025. The median sales price for single-family homes, condos, and townhomes here in Austin is up a little bit to $595,000, which is a 1.6% increase. That’s kinda nice to see if you’re a Seller, but then I look at the closed sales, and they’re down a pretty significant 15.9% to 870. What caught my eye is the months of inventory; it’s jumped to 6.0 months, up from 2.0 months year-over-year. That feels like a noticeable shift, and it’s something to keep an eye on.
On the flip side, we’re seeing a healthy increase in new listings, up 12.3% to 2,287, and active listings are also up a substantial 23.1% to 5,181. More inventory is a trend here. Pending sales are pretty flat, down less than 1% to 1,044. Good news if you’re a buyer looking for a deal, average days on market is at 62 days, down 3 days, and the average close to list price is 95.3%, which is almost the same as April 2024. So, it seems like things are moving, but maybe not quite as fast. Homes are generally selling for a bit less than asking compared to what we’ve seen in the super-hot markets. It’s a more balanced market than we’ve experienced in a while.
