Central Texas real estate market: In February, closed sales across the Austin-Round Rock-San Marcos MSA decreased 6.5% year-over-year to 1,856, according to the latest Central Texas Housing Report released by Unlock MLS. The rise in active listings–up to 5.7 months of inventory—indicates growing opportunities for buyers heading into the spring homebuying season.

In February 2025, the Austin residential real estate market presented a mixed picture. While the median home price reached $564,000, a 2.6% increase compared to February 2024, the number of homes sold decreased slightly by 1.2%, totaling 674 units. Conversely, new listings surged to 1,446, marking a 7.8% rise, and active listings climbed significantly to 3,522, a 15.4% jump. Pending sales, however, declined by 7.4% to 821. The months of inventory increased to 5.3, indicating a slightly more balanced market than the previous year. Notably, the average close-to-list price remained steady at 93.1%.

How did Austin homes compare month-over-month?
Month over month, February sales were up compared to January (438 vs. 326) of the zip codes presented.
️The high count of average days to sell (of the zip codes listed) was 210, in zip code 78701, which is the downtown Austin district.
The zip code 78739, located in southwest Austin had the lowest average days to sell at 27.
⬆️ Active listings were up in February comparing month-over-month (2,278 vs 2,064)
⬆️ New listings were up in February (979 vs. 885 in January)
Most of the zip codes on the list had double-digit sales. The zip code with the most sales (50) was 78738.
My thoughts? Don’t sleep on 2025. Expect the unexpected. I’m starting to see more movement in the market. I just listed a home two weeks ago, it went under contract in eight days. Interest rates dropped a bit which may help to turn some heads for those buyers sitting on the fence.
