Closed home sales in the Austin Texas real estate market, spanning the Austin-Round Rock-San Marcos MSA, saw a 4.6% increase, year-over-year reaching a total of 2,130 sold properties. The uptick indicates a positive sign for buyers and sellers as the market continues to stabilize, according to the latest Central Texas Housing Report. September’s lower mortgage rates and consistent sales activity earlier in the fall are cited reasons for the noted growth. 
Clare Losey, Ph.D., housing economist for Unlock MLS and the Austin Board of REALTORS®, noted that November’s data reflects continued stability in Austin’s housing market.
“November’s sales increase is largely tied to the activity we saw in September and October when mortgage rates inched down to 6.08% and prospective buyers felt encouraged to move towards buying a home. What’s driving behavior in the market is where mortgage rates land. Moving forward, despite higher mortgage rates, sales activity should remain relatively consistent year-over-year.”

How are Austin homes for sale selling and who’s buying by zip code?
Month over month, November sales were slightly lower than October (440 vs. 469) of the zip codes presented.
️The high count of average days to sell (of the zip codes listed) was 108, in zip code 78704, which is in Central Austin just south of the lake.
The zip code 78733 had the lowest average days to sell at 1, but that was based on one house. The next lowest average count was 24 which was 78741, which is just east of 78704.
⬇️ Active listings down in November comparing month-over-month (2,372 vs 2,754)
⬇️ New listings were down in November: 536 vs. 747 in October.
About half of zip codes on the list had double-digit sales. The zip code with the most sales (37) was 78704.
My thoughts? Many of the zip codes with the highest number of sales were located within the central corridor. Some of those zip codes also had the highest days to sell. This indicates that homeowners are meeting the market (buyers) where it is and getting their homes sold.
