The Austin-Round Rock-San Marcos MSA showed stronger buyer confidence across Central Texas, even as home prices remain relatively stable. Residential home sales increased 4.4% to 2,739 sales across the Austin-Round Rock-San Marcos MSA.

John Crowe, 2026 Unlock MLS and ABoR president, noted that while demand is strong, addressing affordability for first-time home buyers and homeowners must continue to be a top priority for the region.

“A healthy housing market depends on creating opportunities for Central Texans to both buy a home and remain in the communities they call home. Unlock MLS’s recent Home Affordability Index broadened the affordability conversation by looking beyond the initial home purchase to the ongoing cost of home ownership in Central Texas. The Index found that every additional $100 a month in carrying costs, from rising property taxes to climbing utility rates, pushes an estimated 9,800 Central Texas households across the threshold where housing becomes a genuine financial strain.

As local communities finalize their budgets, tax rates and fees for next year, we encourage elected officials to weigh the cumulative impact taxes, fees, bonds and utility rates have on households. A professional agent is skilled in helping buyers find and negotiate an affordable sales price, but rising housing costs must also be addressed to help keep home ownership attainable long after closing day.”

  • 1,005 – Residential homes sold, 11.0% more than July 2025.
  • $577,000 – Median price for residential homes, 1.4% less than July 2025.
  • 1,444 – New home listings on the market, 8.5% less than July 2025.
  • 4,718 – Active home listings on the market, 18.2% less than July 2025.
  • 999 – Pending sales, 4.2% more than July 2025.
  • 4.5 – Months of inventory, 1.8 less than July 2025
  • 93.9% – Average close to list price, compared to 92.8% in July 2025.
