In June, the median home price across the Austin-Round Rock-San Marcos MSA remained flat year-over-year at $449,900, according to the latest Central Texas Housing Report released by Unlock MLS. While closed sales in the MSA rose 2.8% year-over-year to 2,823, inventory increased by 0.7 months, resulting in 5.5 months of available homes. As inventory rises and activity gradually levels out, the housing market continues to show signs of stability heading into the second half of the year.

  • $587,000 – Median price for residential homes, 0.5% less than June 2024.
  • 1,716 – New home listings on the market, 3.9% more than June 2024.
  • 5,941 – Active home listings on the market, 17.7% more than June 2024.
  • 893 – Pending sales, 2.9% more than June 2024.
  • 5.7 – Months of inventory, 1.6 months more than June 2024.
  • 93.8% – Average close to list price, compared to 94.3% in June 2024.
