In March, the median home price across the Austin-Round Rock-San Marcos MSA dropped less than 1% year-over-year to $446,000, according to the latest Central Texas Housing Report released by Unlock MLS. While closed sales in the MSA dipped 9.3% year-over-year to 2,461 sales, rising inventory, up to 4.8 months of inventory, created a more balanced inventory.
City of Austin Home Sales
The city of Austin real estate market in March 2025 saw a dip in completed sales, with 857 residential homes sold, representing an 8.9% decrease compared to the same month last year. However, the median price for these homes experienced an upward trend, reaching $590,750, a 5.5% increase year-over-year. Interestingly, the market witnessed a significant influx of new listings, with 2,125 homes entering the market, a 17.3% rise from March 2024.
This surge in new listings contributed to a substantial increase in active listings, which stood at 4,363, a 23.7% jump compared to the previous year. Pending sales followed a downward trajectory, totaling 1,013, a 4.2% decrease from March 2024. This dynamic has led to an increase in the months of inventory, now at 5.2 months, up by 0.9 months from last year, suggesting a slightly more balanced market. The total dollar volume of homes sold reached $665,174,058, a 4.3% decrease compared to March 2024, while the average close-to-list price remained relatively stable at 94.0%, slightly lower than the 94.6% seen in the prior year.
