Central Texas real estate market January closed sales across the Austin-Round Rock-San Marcos MSA saw a slight increase year-over-year of 1.1% to 1,761 sales, according to the latest Central Texas Housing Report released by Unlock MLS. While shifts in affordability and inventory continue to shape the market, the rise in active listings–up 17.0% from last year–indicates increased opportunities for buyers shopping for a home.
City of Austin Residential Home Sales
In January 2025, the City of Austin’s residential housing market saw several changes compared to the previous year. A total of 529 homes were sold, representing a 4% decrease from January 2024. Despite the decline in sales, the median home price rose by 4.7% to $553,465. The market also experienced a surge in new listings, with 1,321 homes added—an increase of 34.9%—while active listings grew by 15.5% to a total of 3,214. Pending sales saw a slight dip, declining by 1.3% to 744. Homes spent an average of 83 days on the market, which is seven days longer than the same period last year. However, sellers saw an improvement in their close-to-list price ratio, which rose to 91.5% from 90.5% in January 2024. These trends suggest a growing inventory and increasing home prices, even as sales slow and properties take longer to sell.

How did Austin homes compare month-over-month?
Month over month, January sales were down compared to December (326 vs. 531) of the zip codes presented.
️The high count of average days to sell (of the zip codes listed) was 193, in zip code 78705, which is in central Austin.
The zip code 78758, located in the north-central corridor had the lowest average days to sell at 37.
⬆️ Active listings were up in January comparing month-over-month (2,064 vs 1,955)
⬆️ New listings were up in January (885 vs. 366 in December)
Half of the zip codes on the list had double-digit sales. The zip code with the most sales (34) was 78738.
My thoughts? There were fewer sales in January compared to December, but with many new listings on the market in January, the active listing count was close to even between the two months. Some of the latest listings were homeowners that paused selling for the holidays. The next 6 weeks is a great time for sellers to try and get a deal done. The closer we get to mid-March, the more the listing count rises. If interest rates stay in the high 6’s/low 7’s and supply continues to increase, demand may remain relatively flat which means it will become competitive for sellers.
