Austin Texas real estate sold homes across the Austin-Round Rock-Georgetown MSA decreased 2.6% year-over-year with 2,286 sales.  That left 5.9 months of available inventory, according to the latest Central Texas Housing Report.  Active listings increased 11.6% year-over-year. The median home price dropped by 6.6% to $425,000 indicating the region’s housing market is becoming more balanced, while still facing affordability challenges. 

“Sellers are adjusting their expectations to reflect buyers’ growing leverage in light of ongoing affordability constraints” Clare Knapp, Ph.D, housing economist for Unlock MLS and the Austin Board of REALTORS®, said. “We are also seeing active listings grow at a slower pace compared to earlier in the year, which indicates that our housing market will continue to be balanced between buyers and sellers. Pending sales in the Austin housing market have surged, likely driven by the mid-September drop in mortgage rates, as buyers are expected to take advantage of favorable conditions throughout the fall.”

The median home price data below for Central Texas cities combines all residential home types and only lists cities with at least 49 closed sales units to make the top 14.

️Month-over-month as a whole there was about a 300 unit drop in sales between August and September sales.

What Central Texas cities had the most home sales in September? The breakdown above shows the top 15 cities with the most homes sold. All residential home types were included in this report.

Austin, Georgetown, and Round Rock remain in the top 3 slots. 

How are Austin homes for sale selling and who’s buying by zip code?

Month over month, sales were down compared to August (444 vs. 553) of the zip codes presented.

️The high count of average days on the market (of the zip codes listed) was 132, in zip code 78756, which is in Central Austin.

The zip code 78730 had the lowest days on the market at 34 (North-West Austin). Last month it was in the South.

➡️ Active listings flat in August comparing month-over-month (2,957 vs. 2,965)

⬇️ New listings were down in August: 805 vs. 862 in July.

Most zip codes on the list had double-digit sales. The zip code with the most sales (39) was 78738, located in the west for at least the fifth month in a row.

My thoughts? It’s hard to get a true pulse on the market right now. It is so slow that any movement could be a blip or a trend. The number of closings in September is also influenced by buyers who wanted to close before school started but didn’t have perfect timing. Mortgage rates have dropped a bit but housing prices overall haven’t moved that much which is still impeding a move by many.
