The new year is almost here! While a holiday tune should be playing in my head right now, all I can hear is Barry Manilow singing the words, “Looks Like We Made It.” I don’t really know what the song, as a whole, is about—but this year has been a lot, including the housing inventory.

Change can be hard, and the Austin real estate market really went through it this year, whether you were on the selling or buying side. There were Hail Marys, come-to-Jesus moments, and blessings for those lucky enough to catch one. This market has been less about the dream and more about the reality. You have to be in it to win it. You have to want to get it done.

Make no mistake, it wasn’t just Austin.  Nationwide, the real estate market in 2025 was one of the most challenging ones we’ve seen in 25 years.
