Real estate is a numbers game. I have sold two homes in 2025 in less than a week. That is not the norm in today’s market. The reason they sold so quickly is because they both exceeded the expectations of prospective buyers at the prices we were asking. Some of my readers are thinking of waiting until spring to sell a home. Others are considering taking their house off the market now, and put it back on in the spring. I have some news you might want to sit down for. You are going to have to exceed more expectations in the spring, than you will now. Why? Because there will be more sellers. More sellers mean more competition. More sellers mean more expectations to exceed with buyers out there actually buying.

Any house can be exceptional.

The first way is by pricing a home expectionally well. In this market you have to be better than the rest in the price point you are asking. I talk about ready, willing and able buyers all of the time. I’m now flipping the script and saying sellers need to be ready, willing and able too. Not every homeowner is able to afford to sell their home in this market, just like not everyone can afford to buy one.

The second way to be exceptional is by being willing to stay in the market now.

There is less competition in the winter. Less homes come on the market this time of year. Less homes entering the market, means less competition for those homes already in it. Every home is getting more attention because there is less competition. Every home gets to be a little more exceptional just by being on the market.

Once upon a time home sellers John and Gerri didn’t want to show their Austin Texas home because they were prepping food for the next day. It was Thanksgiving eve-day. They had very little traffic up to that point and were a bit frustrated. I told them to leave and let it be shown. Those were their buyers. We were closed by Christmas.

Selling a home in winter? Buyers who are shopping in the winter have other things on their mind, just like sellers do. They are shopping because they want or need to buy. They aren’t just looking in between running around for the holidays.

If you want to be seen and shine a little brighter, stay in the market and be exceptional.
