Closed prices are continuing to marry up closely with list prices as we move into October. Yes, most are slightly elevated, but nothing like the differential we were seeing a few months ago. This leveling helps both Buyers and Sellers plan ahead. Buyers know what range they should expect to spend and Sellers know where their net proceeds should fall to help plan ahead.
I ran this today using data from ABoR. It captures residential sales from October 1st through October 13th, breaking the % ratios down by some of my local Central Texas cities.
